How the calculation works
The annual adjustment uses the accumulated change of the index over the 12 months before the contract anniversary. The calculator multiplies the monthly changes (for example, 1.0045 × 0.9980 × …) and applies the factor to the current amount.
The indices come from the official Central Bank of Brazil series (SGS), updated as soon as the monthly index is published. Choose the month before the anniversary as the last month, or whatever your contract specifies.
When the accumulated figure is negative, many contracts keep the amount unchanged. Check the corresponding option to follow that rule, or uncheck it to apply the reduction.
Frequently asked questions
How often can I adjust the rent?
Once a year. Lei 10.192/2001 voids any adjustment made at intervals shorter than one year.
Which index should I use?
The one in the contract. If it names the IGP-M, use the IGP-M; changing the index requires agreement between the parties.
What if the accumulated index is negative?
Follow the contract. If it does not address the matter, the parties may negotiate; keeping the amount unchanged is common.
Informational calculation. Check the clauses of your contract and, if in doubt, consult a lawyer or accountant.
